- BTR OS: the AI-native build-to-rent platform, live in pilot. Six modules run a building end to end from one governed console: Access control (keyless mobile credentials, visitor passes and door schedules), Resident lifecycle (onboarding, leasing, ID verification and documents), Visitors (time-boxed passes with a searchable entry trail), Amenities & bookings, Rent & payments (with arrears tracking and receipts), and Operator analytics (occupancy, arrears, access and amenity insight). Two layers cut across every module: Sentinel, a governed AI agent over 47 role-scoped tools that performs the same actions by chat and then voice (in build), and ArkOS governance, which puts Microsoft Entra identity, role-scoped permissions and one immutable audit trail under everything (live). Built on Microsoft Azure and .NET over Suprema BioStar Air hardware. Data residency in Australia, biometric handling aligned to the Privacy Act and OAIC guidance. No rip and replace: BTR OS drives Suprema BioStar Air readers and controllers, signs teams in with Microsoft Entra, and runs on Azure with Australian data residency. The resident journey runs end to end in one flow: application, ID verification, lease, credentials issued, move-in, then visitors, bookings and rent from one app. ARK360 is a Microsoft AI Cloud Partner in the ISV Success program, with a Microsoft Marketplace offer in progress.
