One sector. One product.
ARK360 builds BTR OS, the AI-native build-to-rent platform. Twenty years of property and construction delivery, a Microsoft-first stack, and governance held from the first line of code.
Amplify human excellence, so that what we build leaves the world better than we found it.
A new asset class needs new operating software.
Australia's build-to-rent sector has moved from a niche bet to a core asset class, with most of the pipeline run by dedicated operating platforms. These are institutional owners running professionally managed communities at scale, and they need software built for that model, not repurposed strata or agency tools.
Operations sit at the centre of the resident experience and the compliance burden, and today they are the least well served. That is the gap BTR OS was built for.
What ARK360 stands for
We are not a generalist studio. ARK360 is built around a single product, BTR OS, for a single sector, Australian build-to-rent. We hold governance, audit and compliance from the first line of code rather than bolting them on later.
Twenty years in property and construction, now building one product for one sector. We bring frontier agentic development to Australian build-to-rent, governed, audited and compliant, and we ship into live operations, not slide decks.
Brand pillars
Six pillars, one for each face of the mark. Every decision should hold true against them.
Property is the domain
We specialise in property. Twenty years across Tier 1 property and construction means we know the workflows, systems and compliance.
Built for the people inside
The resident, the worker, the occupant is who the software is for, not the org chart.
Governed and compliant by design
Access control, audit trails and compliance built in from the start, never bolted on.
Less friction, more done
We remove operational friction so teams focus on the work that matters.
Production over prototype
We ship into live property operations and stand behind what runs.
Built to endure
Made to hold up in regulated property and government environments for the long term.

BTR OS
One sector, one product. The AI-native build-to-rent platform, live in beta.
Who we build with
BTR OS is built natively on Microsoft Azure and .NET, with Microsoft Entra identity. ARK360 is a Microsoft AI Cloud Partner in the ISV Success program, with a Microsoft Marketplace offer in progress.
BTR OS runs on Suprema BioStar Air, a cloud-native access platform used worldwide, so operators get proven, biometric-capable hardware with governed software on top, already shipped multi-site.
See it running.
The platform is live in beta. No slide deck. A working system.
