It is the operating and integration layer around real BTR workflows: access, resident operations, launch and mobilisation, data visibility and practical intelligence. Where a PMS stops at tenancy administration, BTR OS structures how the wider stack works together.

We already have a PMS. Do we still need BTR OS?

BTR OS is not primarily framed as a PMS replacement. It is the operating and integration layer around real BTR workflows: access, resident pathways, workflows, event visibility and intelligence. Most BTR assets struggle because the stack around the PMS is fragmented, not because they lack a PMS.

This sounds like consulting. How is ARK360 different?

It includes consulting, but it is delivered through productised packages, operating architecture, implementation frameworks and repeatable delivery patterns. You buy a defined next step, not open-ended consulting hours.

Why not build this internally?

That may be appropriate later. ARK360 gives you specialist BTR operating technology capability immediately, without waiting to hire and ramp a dedicated internal function. Many clients start with a review or launch package, then keep a fractional lead as the portfolio grows.

We already have vendors. Where does ARK360 fit?

Yes, vendors usually optimise for their own system boundary. Where access control is in scope, BTR OS runs on Suprema BioStar Air, a cloud-native access control platform used worldwide, with support for biometric-capable readers. Does BTR OS integrate with our existing systems?

Data & Integration is one of the five BTR OS layers. The model is Microsoft-first, so it sits naturally in an estate that runs on Azure, Microsoft 365 and Entra ID, and it drives Suprema BioStar Air where access is in scope. We do not publish an integrations list we have not shipped. Raise specific systems during a review and we will tell you honestly what exists today and what we would build.

Where is data stored, and how is biometric data handled?

Where BTR OS holds data, it is stored in Australia on Microsoft Azure with Australian data residency, and biometric handling is aligned to the Privacy Act and OAIC guidance. Identity runs on Microsoft Entra, permissions are role-scoped, and access to resident data is written to an immutable audit trail. Governance is a design property via ArkOS, not a policy bolted on later.
